In November 2020, planning permission was granted to redevelop the site at 628 Western Avenue on the A40 in Acton. The approved plans include replacing the existing building with a ground plus ten storey structure, featuring two basement levels. The development was designed to provide flexible industrial spaces on the ground and first floors, offices on the second floor, and a hotel occupying floors three to ten, with a total of 466 guest rooms.
We are now proposing minor revisions to the approved scheme. These changes involve maintaining the flexible industrial uses, removing the office space, and replacing it with more hotel space, increasing the number of guest rooms to 616, plus the introduction of a self-storage facility.

About the site
The site is located just north of Western Avenue (A40) and close to Park Royal Tube Station. It lies within the Old Park Royal Development Corporation (OPDC) area.
The surrounding area features a mix of industrial buildings and warehouses. Directly to the west is the recently completed Park Plaza Hotel, which offers 212 guest rooms.
Previously, most of the site was used as a temporary warehouse storage facility during the construction of the neighbouring hotel. It has also served as parking and storage space, including refuse facilities for the existing hotel.
The site is well served by public transport, with a 5-minute walk to Park Royal Underground station on the Piccadilly Line, a 15-minute walk to Hanger Lane Underground station on the Central Line and bus stops within a 5-minute walk of the site, with buses regularly connecting to a range of other areas in London.
The site and its immediate surroundings hold no historical value.

Our proposals
We propose to make minor revisions to the consented scheme by increasing the hotel use within the building and maintaining the flexible industrial use by introducing a self-storage facility and removing the office space. This will increase the number of hotel guest rooms from 466 to 616 whilst still maintaining the building's originally consented height and footprint.
The majority of the changes are internal only, with minimal impact on the previously approved external appearance of the building.

Conclusion
In summary, the proposed minor revisions to the consented scheme are mainly internal and will allow for the development of a hotel with 616 guest rooms and a self-storage facility. Importantly, these alterations will not affect the height or external appearance of the building as originally approved.
